Why a record matters more than a check
Anyone can look up a tree. What you cannot produce afterwards is evidence of what you knew before you started. If a neighbour complains or an insurer asks, a dated record naming the land, the datasets checked and what they said is the difference between a conversation and a prosecution.
Honest about the limits
Records show what the national data published by councils said at the time. Some councils have not published their tree orders, and the record says so plainly rather than implying the answer was no. It is evidence of a diligent check, not a guarantee, and never a substitute for the council's own register.
